Major Private Investment Advances Bloomington's Innovation District with Planned 170-room Premium Hotel

~ Bloomington, IN- The City of Bloomington and Alluinn Development, LLC have officially completed the purchase of land for the construction of a four-story boutique hotel in the Trades District. This marks a significant milestone in the development of Bloomington's premier innovation district and a major private investment in the city's entrepreneurial ecosystem.
According to Mayor Kerry Thomson, this hotel project is a clear demonstration of the private sector's confidence in Bloomington's economic future. "The Trades District is quickly becoming a hub for innovation and entrepreneurship, and this investment will provide much-needed meeting space and hospitality capacity to continue attracting talent, capital, and opportunity to our city," said Thomson.
The approved plans for the hotel include 170 guestrooms, 5,500 square feet of meeting and conference space, a ground-floor restaurant and retail area, and a public rooftop bar. The hotel will be located next to The Forge, providing essential hospitality infrastructure for the growing innovation community and visiting entrepreneurs, investors, and corporate partners.

Closing documents for the land purchase were signed by Anna Killion-Hanson, Director of Bloomington's Housing and Neighborhood Development Department, and Charles Whittaker, Founder and Owner of Alluinn. This development agreement was made possible through the efforts of Amplify Bloomington, a civic alliance that works in partnership with the city to advance the Trades District as an innovation hub. John Fernandez, CEO of Amplify Bloomington played a key role in securing the development agreement and coordinating stakeholders throughout the approval process.
The project received necessary variances from the City's Board of Zoning Appeals in November 2025 and major site plan approval from the Plan Commission earlier this year. With today's closing complete, Alluinn is anticipating breaking ground this summer pending final state and local building permit approvals.
"We are thrilled to move forward with this project and contribute to the momentum building in the Trades District," said Whittaker. "Bloomington has a unique combination of university talent, innovative companies, and civic leadership that makes it an ideal market for a premium hotel designed to serve both the business community and visitors to this vibrant city."

The Trades District Hotel is designed to complement the district's existing assets, including The Mill, Bloomington's hub for entrepreneurship support, The Forge, and The Kiln. The project will also feature sustainable design elements such as green roof areas, outdoor gathering spaces, bicycle parking, and pedestrian-oriented streetscapes that connect to the nearby B-Line Trail.
