Westchester County Realtor John Buoninfante reports strong buyer demand, limited inventory, and record sale prices in one of the county's most sought-after communities.

SCARSDALE, N.Y. - TelAve -- Scarsdale is entering the summer real estate season with no signs of slowing down. According to the OneKey MLS Local Market Update for April 2026, the median sale price for a single-family home reached $1,812,000. Homes sold in a median of just 9 days, and sellers received an average of 119.1% of their original asking price. Only 46 homes were available for sale during the month while 63 new listings came to market — buyers still had far more competition than choices.

Looking at the rolling 12-month picture, inventory held at 48 homes, sellers averaged 107.1% of their original list price, and the median days on market was 40 days.

John Buoninfante, Licensed Associate Real Estate Broker at Real Broker NY LLC, works with buyers relocating from New York City to Westchester County and says Scarsdale comes up consistently in those conversations.

"When I start working with buyers who want to be in Scarsdale, we usually sit down and go through the market statistics before we look at homes. Buyers need to understand how quickly properties are selling, how limited inventory can be, and how competitive the market is. Being prepared ahead of time often makes a big difference when the right home becomes available."

SCHOOLS AND COMMUTE REMAIN THE TWO BIGGEST DRAWS

The Scarsdale Union Free School District ranks 5th in New York State and 1st in Westchester County according to Niche's 2026 rankings, with an overall A+ grade across all levels. For families relocating from New York City, the district is often the deciding factor. For professionals, Scarsdale's Metro-North Harlem Line station offers peak express service to Grand Central Terminal in as little as 35 minutes with frequent weekday departures — and for buyers weighing a move from Manhattan or the five boroughs, that combination of top-ranked schools and a short train ride tends to be what moves them from considering Scarsdale to committing to it.
