STATEWIDE ~ Colorado Offers Property Tax Reduction for Seniors through Qualified Senior Primary Residence Classification Program
The state of Colorado has announced the availability of the Qualified Senior Primary Residence Classification program for tax year 2026. This program aims to provide property tax relief for eligible seniors who have moved on or after January 1, 2020 and lost their Senior Property Tax Exemption.
Governor Jared Polis expressed his commitment to lowering property taxes for all Coloradans and making the process easier for the state's aging population. He stated, "Property taxes are confusing, costly, and take time. In Colorado, we are committed to lowering property taxes for all Coloradans and making it easier for Colorado's aging population to navigate the process, confirm eligibility, receive their tax reductions, and enjoy a great retirement in Colorado."
The Department of Local Affairs (DOLA) Executive Director Maria De Cambra also emphasized the importance of simplifying complicated processes for seniors choosing to retire in Colorado. She stated, "At DOLA, we aim to make complicated processes simpler, including seniors choosing to retire here in Colorado. This year, our team took it a step further and introduced a dedicated webpage and email address to more quickly answer common questions about the Qualified Senior Primary Residence Classification program to make sure eligible seniors keep this property tax reduction."

Under this program, eligible taxpayers will see a reduction in their tax bill that they will receive in 2027 if they apply by March 15 in the year they are applying. The classification applies to owner-occupied primary residential property such as single-family or multi-family residences, condos, townhomes or duplexes.
To be eligible for this program, a property owner must have previously qualified for and received the Senior Property Tax Exemption as of January 1, 2020 or later. If that exemption was removed or will be removed due to a change in the owner-occupier's primary residence, then the new primary residence may qualify for this classification for tax year 2026. There is also eligibility for a surviving spouse under certain conditions, and there are no income limits for this exemption.
Interested applicants must complete the Qualified Senior Primary Residence Classification application and submit it by mail or in person to the county assessor of the county where the property is located by March 15. Late applications will be accepted until July 15, but late-filing applicants forfeit their right to appeal if the classification is denied.
Applications and instructions can be obtained from the county assessor or on the Division of Property Taxation website. The property tax reduction will be reflected on the tax bill received from the county treasurer in the year following the application.
