Don McClain Expands 2026 Commercial Real Estate Capital Strategy Research Initiative

New research examines refinancing gaps, debt maturities, recapitalization and the changing commercial real estate capital stack
MIAMI - TelAve -- MIAMI, FL — Commercial real estate capital advisor Don McClain, Founder & Principal of Fast Commercial Capital and Medro Advisors, has expanded a 2026 commercial real estate research initiative focused on debt maturities, refinancing readiness and capital-stack strategy.
The latest research examines a growing challenge for commercial property owners: an existing mortgage balance may exceed the amount of replacement senior debt supported by current property economics and underwriting requirements.
"When that happens, the problem is no longer simply finding another lender," McClain said. "The owner has a capital gap, and the transaction may need to be approached as a recapitalization rather than a conventional refinance."
The research examines potential components of a modern commercial real estate capital structure, including senior debt, bridge and transitional financing, preferred equity, mezzanine capital, joint-venture equity and additional sponsor capital.
A central theme of the initiative is capital readiness.

McClain argues that owners should evaluate refinancing capacity well before maturity by understanding current property value, NOI, debt-service capacity, existing payoff, available senior leverage, sponsor liquidity and potential alternative capital requirements.
"Time creates optionality," McClain said. "An owner who identifies a refinancing gap months before maturity has more opportunities to improve the property, negotiate with lenders, raise capital, recapitalize or consider a controlled disposition."
The August research series also examines opportunities created by the 2026 commercial real estate maturity cycle.
According to McClain, a financing problem does not necessarily indicate a fundamental problem with the underlying property.
"A broken capital structure does not necessarily mean broken real estate," he said. "Sometimes the asset remains fundamentally sound and the financing simply needs to be rebuilt."
