"Year-end is when the market gets honest," says Versaci. "There's less noise, fewer buyers, and more motivated sellers. That's when leverage shifts."

Across Vallejo, Solano County, and the greater East Bay, housing inventory remains elevated compared to prior years, while buyer activity has thinned following interest-rate volatility. Homes are sitting longer, price reductions are more common, and sellers who didn't achieve their goals earlier in the year are reassessing strategy before 2026 begins.

For for many buyers who bought a home this month, they created an environment where negotiation, flexibility, and value took priority over speed and competition.
"Most buyers wait until January thinking something magically changes," Versaci explains. "In reality, the best opportunities often surface right before the calendar flips."
Why Off-Market Homes Matter Right Now
Versaci specializes in off-market and pre-market properties—homes not publicly listed on Zillow, Redfin, or the MLS. These properties allow buyers to bypass competition, negotiate directly, and avoid the same Zillow left-overs.
"Off-market buying is about control," he says. "Buyers can take their time, ask better questions, and secure terms that make sense for their future."
Many sellers at year-end prefer discreet transactions, targeted buyer outreach, or flexible timelines—making off-market strategies especially effective during this period.

Purchasing a home before the new year allows buyers to lock in pricing, negotiate concessions, and enter 2026 as homeowners rather than competitors re-entering a crowded spring market.
