Facebook Marketplace Is Changing How Some Commercial Real Estate Listings Find Buyers and Tenants

DC Real Property Commercial says social marketplaces are generating meaningful inquiries alongside traditional commercial real estate platforms.
WASHINGTON - TelAve -- Commercial real estate marketing has traditionally relied on specialized platforms such as LoopNet, Crexi and CoStar. But DC Real Property Commercial says its recent marketing experience shows that Facebook Marketplace can be an unexpectedly productive source of commercial property leads.
The brokerage markets commercial, multifamily, mixed-use and investment properties across traditional commercial platforms as well as broader digital channels. In several recent campaigns, Facebook Marketplace has generated significant direct inquiry activity and, in some cases, more leads than individual traditional listing platforms.
"We continue to use the major commercial real estate platforms because they are important to comprehensive market exposure," said Kenn Blagburn, Principal Broker of DC Real Property Commercial. "What has surprised me is the response from Facebook Marketplace. It has changed how I think about where commercial buyers and tenants can come from."

Search vs. Discovery
Blagburn believes part of the difference is search versus discovery.
Visitors to commercial real estate platforms are actively searching for properties. Facebook Marketplace can expose an opportunity to business owners, contractors, entrepreneurs and investors who may not have started their day intending to search a commercial real estate database.
"Someone may see a commercial lot, retail space or investment property and realize it fits a need they have already been considering," Blagburn said.
The brokerage's recent industrial land leasing activity has reinforced that approach. Specialized properties such as outdoor storage, contractor yards, vehicle storage and smaller commercial spaces can benefit from exposure to business owners outside traditional commercial real estate channels.
DC Real Property Commercial does not view social marketplaces as a replacement for established commercial platforms.

"The lesson isn't that Facebook replaces LoopNet, Crexi or CoStar," Blagburn said. "The lesson is that we shouldn't assume where the eventual buyer or tenant will come from. Our responsibility to the property owner is to create exposure wherever credible demand may exist."
