Fast Commercial Capital Examines Why Better Credit Conditions Still Produce Uneven Access to Capit

New Federal Reserve lending data indicates improving conditions in parts of the commercial credit market, while borrower strength, property type, lender selection, and execution readiness continue to determine financing outcomes.
MIAMI - TelAve -- Fast Commercial Capital, a nationwide capital advisory firm led by Founder & Principal Don McClain, has published a new analysis examining why improving credit conditions do not provide every commercial borrower or property with equal access to financing.
The analysis follows the Federal Reserve's July 2026 Senior Loan Officer Opinion Survey. Banks reported easier standards for certain commercial real estate loans, narrower spreads on some commercial and industrial loans, and stronger financing demand from large and middle-market companies.
However, commercial real estate lending standards remain toward the tighter end of their historical range. Standards for construction and land-development loans remained essentially unchanged, and smaller companies did not experience the same increase in demand reported by larger businesses.
"More capital may be available within the financial system without becoming equally accessible to every borrower," said Don McClain. "Improving credit conditions create opportunity, but capital strategy determines who can use it."

Fast Commercial Capital says financing availability continues to depend on property performance, sponsor experience, borrower liquidity, leverage, debt-service coverage, debt yield, collateral quality, lender selection, transaction structure, and the proposed repayment strategy.
A transaction declined by one institution may still fit another bank, private-credit provider, bridge lender, or structured capital source. Conversely, improving market conditions do not make every transaction financeable.
Commercial borrowers should prepare current financial information, property operating statements, rent rolls, debt schedules, sources and uses, sponsor financial information, and a credible exit strategy before formally approaching capital providers.
Borrowers should also evaluate complete financing economics instead of focusing exclusively on the stated interest rate. Financing proposals may differ in proceeds, recourse, reserves, covenants, prepayment requirements, closing conditions, and execution time.
A lower-rate proposal that cannot close or provides insufficient usable proceeds may be less valuable than a flexible structure offering greater execution certainty.
