Vallejo Home Prices Are Down—So Why Are So Many Homes Still Selling Over Asking?

Vallejo home prices have softened, yet roughly half of recent sales are still closing above asking. Today's market is rewarding the right homes—not every home.
VALLEJO, Calif. - TelAve -- Vallejo home prices are down from last year. So naturally, every seller is desperate, every buyer can offer fifty cents on the dollar, and houses are sitting around collecting dust.
Yeah... not exactly.
Redfin reports that Vallejo's median sale price was approximately $510,000 during the three months ending July 2026, down 2.9% from a year earlier. Realtor.com's August data puts the median sold price at about $494,794, down 6.64% year over year.
But here's where it gets interesting.
Redfin also reports that 50.5% of Vallejo homes sold above list price in July. Zillow's latest sale-to-list data showed an even higher 59.4% of sales closing above asking in June.
So what gives?

"The market isn't dead. It's picky," says Vallejo Realtor Bruno Versaci of Excel Realty & Mortgage. "Buyers have more choices now, but when a clean, well-priced home hits the market, they still notice it. Apparently buyers haven't completely forgotten how to compete."
That distinction is important for both buyers and sellers.
For sellers, softer prices do not mean a well-prepared home cannot generate strong interest. But pricing the house based on what someone got in 2022, what an online estimate says, or what the neighbor swears their house is worth is probably not a strategy.
Redfin says the average Vallejo home currently sells in about 41 days, while especially desirable homes can still go pending in roughly 19 days and sell about 3% above asking.
For buyers, more inventory and softer prices can create negotiating opportunities—but not on every property.
"You might be able to negotiate price, repairs or closing costs on one house," Versaci says. "The next house may have three buyers chasing it. That's why you have to look at the property, the neighborhood and the competition—not just the headline."

Recent Vallejo sales show exactly that. Some homes are closing below asking, others right at list price, and others above it.
So what's the deal? Vallejo is not simply a buyer's market or a seller's market. It is a good-house market. Price it right, prepare it right, and buyers can still show up.
Price it wrong? Well... Zillow has plenty of room.
