Hampton Roads Inventory Hits Six-Year High: Capital Valuations Issues Seller Advisory

Capital Valuations outlines what homeowners should check before planning an accessory dwelling unit, including local restrictions and the difference between building costs and resale value.

VIRGINIA BEACH, Va. - TelAve -- Capital Valuations is issuing a fall pricing advisory for Hampton Roads homeowners after new housing data showed the region had more homes for sale in September than at any time since April 2020. The Virginia Beach appraisal company is encouraging sellers to review their property's current competition before setting an asking price.

The Real Estate Information Network's October 9, 2026, report recorded 6,357 active residential listings in September, up 16.17% from September 2025. Pending sales fell 6.95% to 2,009. Meanwhile, the median sale price increased 2.74% to $375,000, and completed sales rose 1.18%.

For homeowners, those figures present a more complicated picture than a simple rising or falling market. More properties are available, fewer went under contract than a year earlier, and the regional median sale price remains higher. Capital Valuations advises sellers to examine how those conditions affect the specific homes competing for the same buyers.

A regional median describes the properties that sold during a particular period. It does not establish how much an individual home has appreciated. Changes in the mix of homes sold can influence that number, while a property's location, condition, size and features still require separate analysis.

The company's advisory recommends reviewing recent comparable sales alongside current competing listings, distinguishing asking prices from completed sale prices, and considering differences in condition, improvements and seller concessions. An older sale may also need analysis for changes in market conditions between its contract date and the appraisal's effective date.

An independent appraisal can help a homeowner understand where a property fits within that market. For a home with an unusual layout, substantial renovations or few directly comparable sales, the analysis involves more than selecting the nearest properties or applying an average price per square foot.

Capital Valuations provides appraisals before listing for homeowners who want a supported opinion of market value to inform their selling decisions. The report evaluates the specific property and relevant market evidence as of a stated date. Offers, marketing, financing and negotiations still affect the eventual sale.
