Vallejo Home Prices Are Down—"The Price is Right" is Not Just a Game Show

Vallejo home values have softened, but sales remain active. Realtor Bruno Versaci explains why accurate pricing—not panic—is the key for local buyers and sellers.
VALLEJO, Calif. - TelAve -- Vallejo home prices have come down from last year, but apparently nobody told buyers they were supposed to stop buying.
According to Zillow, the typical Vallejo home value was approximately $526,808 as of June 30, 2026, down 4.3% over the previous year. Redfin reports a similar trend, with the median sale price falling 2.4%.
Before anyone starts boarding up the windows and preparing for the next housing crash, there is another side to the story.
Redfin reports that 259 Vallejo homes sold in May, compared with 248 during the same month last year. Homes sold in an average of approximately 35 days, only slightly faster than the 37-day average reported one year earlier.
In English, prices have softened, but buyers have not disappeared. They have simply become more selective.

"This is not a market where sellers can throw any price on a house and wait for buyers to fight in the driveway," says Vallejo Realtor Bruno Versaci of Excel Realty & Mortgage. "Buyers are still out there, but they are paying attention to price, payments, condition and value. Apparently, they have discovered calculators."
For Vallejo sellers, proper pricing has become increasingly important. A home that is priced according to current comparable sales can still attract showings and serious offers. An overpriced home may sit, collect online views and eventually require a price reduction after the best buyers have already moved on.
Patience is admirable. It is just not a pricing strategy.
For buyers, softer prices and less frantic competition may create opportunities to negotiate repairs, closing-cost credits or a lower purchase price. However, attractive homes that are correctly priced can still move quickly. Waiting several weeks to "think about it" may result in someone else doing the thinking—and the buying.

Versaci advises both buyers and sellers to look beyond national headlines and focus on neighborhood-level data. Vallejo is not one single market. Home values and buyer demand can vary considerably between Glen Cove, East Vallejo, Hiddenbrooke, the Heritage District and other local neighborhoods.
"The sky is not falling," Versaci adds. "The market is simply requiring sellers to be realistic and buyers to be prepared. Is this the "New Normal? No says Versaci, it's just the old normal repackaged for today."
