Written for homeowners who want to sell with more strategy and less guesswork, The Architecture of Demand challenges a common assumption in real estate: that a home's value is determined only by comparable sales, square footage, condition, and market timing.
Danholm argues that those factors matter, but they do not tell the whole story. Before a buyer ever schedules a showing, they are already forming impressions from the listing photos, price, presentation, positioning, description, perceived condition, and overall market signal. Those early impressions can either strengthen demand or weaken it.
"Most sellers think the sale begins when a buyer walks through the front door," said Danholm. "In reality, the buyer has often started deciding how they feel about the home before they ever see it in person. The way a property is presented, priced, and positioned can shape whether a buyer feels curiosity, confidence, urgency, or hesitation."
